Getting Ready for the Future
Once the site of the Letterman General Hospital when the Presidio was a U.S. Army post, today the Letterman District is both a visitor destination and home to a variety of organizations.
Upcoming Projects
From summer 2026 through the end of 2027, we’re undertaking several projects to improve the area for everyone and to get ready to add much-needed housing. See map below. Please return to this page for periodic updates. If you have questions, please reach out to us at presidio@presidiotrust.gov.
Removing Obsolete Non-Historic Buildings
Located at the intersection of Lincoln Boulevard and Girard Road, Buildings 1027 and 1028 were constructed by the U.S. Army in 1976 as nurses’ dorms with an associated garage and storage building. Due to age and outdated construction, these non-historic buildings are now functionally obsolete.
We will remove them in two phases. Unoccupied Building 1028 will be demolished in summer 2026. We anticipate demolishing Building 1027 in summer 2027 after relocating a U.S. Park Police storage facility to another site in the park.
New rental housing will be built here starting in 2027 (see Letterman Residential Project below).

What to Expect: Minimal construction impacts with limited tree removal
Upgrading Utilities
Many of the utilities serving the Letterman area have reached the end of their useful life. To ensure reliable service for Letterman District commercial tenants, visitors, and future residents, we are upgrading the area’s power, water, sewer, and stormwater systems.
The electrical improvements are part of a broader effort to modernize the Presidio’s power infrastructure, creating a more reliable, interconnected network with the capacity to meet future needs. Water system upgrades will focus on the components most in need of replacement, helping ensure dependable service while reducing the risk of leaks and groundwater infiltration.
Construction will take place in phases from summer 2026 through the end of 2027. We’ll keep tenants and visitors informed about upcoming work and what to expect as the project progresses.

Environmental Remediation
When the Army demolished some buildings in their hospital campus in the 1970s, they buried debris on site. Working with the Department of Toxic Substances Control, in fall 2026 we’re removing some soil from two locations, near building 1028 and a site near the intersection of Edie Road/General Kennedy Road and hauling it to a certified facility off site. Note that work will require the removal of some trees in this area.

Coming Soon: Letterman Residential Project
We’re preparing to build 196 units of rental housing at the intersection of Lincoln Boulevard and Girard Road. The project will add much needed housing, re-establish and articulate the district’s historic character, create a more inviting park experience, and earn revenue to help bring this beautiful national park site to everyone.
Construction will begin in mid-2027 with the goal of making new housing available by early 2029.
