Presidio of San Francisco (September 10, 2018) – The Presidio Trust is pleased to announce a new commercial space leasing opportunity within renovated former rail warehouses in one of the most accessible and desirable areas of the Presidio, a national park at San Francisco’s Golden Gate. Four buildings within the Gorgas Rail Warehouse Complex are currently under renovation and offered for summer 2019 occupancy. The seven-building complex is unique in the Presidio and already a home for office and health and fitness tenants.

Gorgas Rail Warehouses are located adjacent to Highway 101 with easy access to the amenities of San Francisco’s Marina District, and north to Marin County. Historic (circa 1940) 1160 Gorgas Avenue is a stand-alone, single tenant building that comprises 4,463 square feet. Building 1160 has dropped ceilings over a mostly open floor plan. Improvements will include ADA accessible bathrooms and a shower.

The historic (circa 1919) former warehouses 1163, 1167 and 1170 Gorgas Avenue will feature three finished suites with a common area core. Suite 110 (9,668 square feet), Suite 120 (6,314 square feet) and Suite 130 (7,445) may be leased individually or together for a larger space requirement. Features include open interiors, high exposed beam ceilings, and ample natural light from windows and skylights. Common areas will include new ADA accessible bathrooms and a shower.

The current renovation and rehabilitation ​will result in beautiful and unique commercial space delivered in a finished, move-in condition. The modernized spaces will feature open interiors with high exposed beam ceilings and ample natural light from windows and skylights. Within the Presidio’s 1,491 acres, nearly two million square feet of built space is currently occupied by over 200 commercial tenants in a mix of commercial enterprises, including education, the arts, history and culture, service and leadership, sustainability, recreation, wellness, finance, retail and food service. The Gorgas Rail Complex is conveniently located along the new section of Highway 101 called Presidio Parkway with easy access to the Golden Gate Bridge, the beautiful open spaces at Crissy Field, park trails, and the Lombard and Chestnut retail corridors. The free PresidiGo Shuttle offers daily service to regional transit connections in downtown San Francisco. Muni and other public transit stops are within walking distance.

Historic Character

In 1919, the U.S. Army constructed the Gorgas Rail warehouses in the Presidio as part of a network of storage depots connected by rail to the San Francisco Port of Embarkation and Fort Mason. During World War Two, they were used to supply troops fighting in the Pacific and to serve the needs of Letterman Hospital in the Presidio. After the war, the Presidio used them for a variety of storage needs for the post and for families living there. In 1950, two of them, buildings 1163 and 1167, became the Sixth Army Library and Library Depot, responsible for distributing books to libraries throughout the West, and assembling library collections for units fighting overseas. Use of the rail line declined over the years, and although the train tracks were removed in 1979, the lively history of railroad activity from the early 1900s to the mid-1970s remains.
