Bringing History to Life – and Funding the Park

The Presidio is a National Historic Landmark District and one of the most ambitious preservation projects in the United States. Since we got started in 1998, the Presidio Trust has rehabilitated more than 80% of the park’s buildings. Hundreds of structures have been enlivened as homes, workplaces, and visitor destinations, generating much needed revenue for the park.

 

Now, we’re preparing more park buildings for their next era of service. We’re also proposing new construction that will restore the character of the historic Letterman District. It’s a win-win: revitalizing historic spaces and creating a durable source of revenue to bolster the Presidio’s financial engine so we can sustain the park for years to come.

What's Happening Now

Converting a Former Hospital to a School

We’re rehabilitating the Army post’s first hospital, Building 2, for the Adda Clevenger School. It welcomes students in fall 2026. Built in 1864, 14,400 square foot Building 2 was renovated using the sustainable principles of adaptive reuse to keep materials out of the waste stream and preserve historic features.

Revitalizing an Iconic Montgomery Street Barrack

We’re bringing historic Building 102, one of the iconic Montgomery Street Barracks, back to life. This 43,000 square foot building in the heart of the park will serve as prime office space for one or more organizations. We’ll finish renovation at the end of 2025.

Adding Housing in the Letterman District

We’re proposing to develop a site within the historic Letterman District to add much needed housing and create a more inviting park experience, as envisioned in the Presidio Trust Management Plan. The Letterman Residential Project would reimagine 4.6 acres of the 60-acre district once occupied by the Army’s Letterman General Hospital. It would provide a mix of 196 studio, one-bedroom, and two-bedroom apartments. The housing would meet the U.S. Green Building Council LEED for Homes Gold standard and be located near transit stops for MUNI, Golden Gate Transit, and the Presidio GO Shuttle. In 2026, we’ll complete an Environmental Assessment, with opportunity for public input.

Reinventing Historic Warehouses at Crissy Field

In 2025, we finished transforming historic warehouses built by U.S. Army to support operations in World Wars I and II into beautiful waterfront space for new tenant organizations. The buildings are accompanied by 19 EV charging stations available to employees and visitors, conveniently located across from East Beach.

New Life for a Historic Barracks

We renovated 8,250 square foot Building 40, first constructed by the U.S. Army in 1940 to house bachelor officers, as modern small office suites in the heart of the park. It’s located next to the Presidio Officers’ Club.

Lease Office Space at the Presidio

The Presidio is home to a diverse community of more than 200 organizations that lease space within the park. High-tech start-ups, corporate headquarters, gyms, restaurants, retailers, and so many more businesses call the Presidio home. Learn how to become one of them!
