Newly Signed Commercial Leases, Open Leasing in the Presidio

New leases signed for commercial spaces along Crissy Field and on the iconic Main Post.

​​​​San Francisco, CA (November 22, 2021) – The Presidio Trust is pleased to have secured new leases for beautiful commercial spaces along Crissy Field and on its iconic Main Post. These low-density office spaces enjoy a national park-setting, with everything the Presidio has to offer – including open space, lush green lawns, and views of the Golden Gate Bridge and the San Francisco Bay. Commercial space in the Presidio is currently at 96% occupancy, with ongoing high demand that outpaces offerings downtown.

“The demand for our smaller, low rise, stand alone, commercial spaces has remained very strong throughout the pandemic, bucking the high vacancy trends we are seeing in other areas of the City. We know the new larger footprint spaces we are preparing for lease will be ideal for larger companies as they move to incentivize the return of their workforce to the office,” says Jeff Eichenfeld, Director of Commercial Asset Management.

Current tenant, advertising agency Camp and King, has moved to a new Presidio location at 920 Mason Street along Crissy Field. Over at the Main Post, Padlet, who developed and sells a productivity app, has taken Camp and King’s former 10,298 SF space at 86/87 Graham Street, expanding its office footprint. The Pill Club, a digital women’s healthcare provider, has leased a 5,550 SF suite in 103 Montgomery Street, sharing the first floor of the building with Kinnate Biopharma, a BioPharma company specializing in cancer therapies, who occupies 5,698 SF. It’s the first time the iconic red brick building has been leased since its rehabilitation in 2011. Cresta, an artificial intelligence (AI) company that is using AI to radically improve team performance with live prompts on the best thing to say during every customer interaction, has leased a 10,000 SF suite in the neighboring historic red brick building at 101 Montgomery Street.

The Bay School of San Francisco, a private high school that has operated at 35 Keyes Avenue since 2004, has leased the adjacent Building 36 (6,332 SF) for a period of 24 years. Says Luke Felker, head of The Bay School: “Our location is a significant draw for us as a high school in the city. The Presidio has incredible educational and recreational resources for our students, so we can’t imagine being anywhere else. We jumped at the chance to expand our campus here.”

More than 200 business, organizations, and schools occupy over two million square feet of workspaces in the Presidio. The commercial tenant community includes financial services, family businesses, venture capitalists, law firms, schools (from pre-school to high school), tech start-ups, creative services agencies, nonprofits, retail, restaurants and more. The park’s natural setting allows for a work-life balance that takes advantage of 24 miles of hiking trails, 25 miles of biking trails, beaches, and forests — a tranquil location contributing to a sense of wellness for those who work in the park. Renting a business in the Presidio directly supports park operations for all park users as rental revenue is reinvested directly into park upkeep and maintenance.

There are a plethora of things to do within the national park that will help us balance work and play as we scale Cresta.”

Open leasing opportunities in the Presidio include the following:

  • 1180 Old Mason Street offers an office campus opportunity comprising seven buildings totaling 90,000 RSF with open floor plans, skylights, and windows throughout. It’s East Beach location sports amazing views of the Golden Gate Bridge, Crissy Field and the Palace of Fine Arts, and immediate access to Hwy 101. Now preleasing for fall of 2022.
  • 103 Montgomery Street, Second floor (12,240 SF) has modern workspaces with a variety of open space layouts, multi-purpose areas, private office spaces, conference rooms, private restrooms, and a kitchenette. It’s housed in an iconic redbrick building fronting the Presidio’s Main Parade Lawn.
  • 1163/1167 Gorgas Rail Office Suites offer space within newly renovated historic warehouses in one of the most accessible areas of the Presidio and close to Crissy Field. Four spaces within three buildings are available for lease—each includes open interiors with high exposed beam ceilings and ample natural light from windows and skylights and immediate access to Hwy 101 in addition to public transportation options. Total offered space comprises approximately 28,967 square feet.

Foodservice Opportunities

The Presidio Trust seeks an operator to activate two flagship restaurant locations at the Presidio Tunnel Tops in Buildings 201 and 215. Opening to the public in May of 2022, these locations are projected to see over a million visitors in the first year. Building 215 has a wood-fired pizza oven and the newly renovated building 201 (6,200 SF) is poised at the edge of a picnic plaza, with stunning views of the Golden Gate Bridge. Additional foodservice opportunities include a fully built out restaurant and bar space at 101 Montgomery Street, with 4,626 SF of indoor dining and 696 SF of outdoor porch space overlooking the park’s seven-acre Main Parade Lawn. The restaurant also features a private dining room and a beautiful open kitchen. There’s also restaurant space available in San Francisco’s most historic building, the Presidio Officers’ Club at 50 Moraga Avenue — it offers a large indoor dining room and bar, an outdoor patio, a private dining room and ample parking.
